Do I need title insurance if I'm paying cash?+
It's not required when there's no lender, but it's strongly recommended. An owner's title insurance policy protects you against defects in the title — liens, back taxes or ownership disputes — that may surface after closing. A one-time premium covers you for as long as you own the property.
What is a closing and who needs to attend?+
Closing is the final step of your real estate transaction, where ownership officially transfers. Typically the buyer, sometimes the seller, and a closing agent (from ESS) attend. Your lender may also attend or send documents in advance. ESS also offers remote online notarization (RON) options where state law allows.
How long before closing do I need to contact ESS?+
The sooner the better — we can open a file immediately. For a standard refinance, 2–3 weeks is typical. For a purchase, the timeline follows your contract contingencies. Contact us as soon as you have a signed contract or a lender commitment.
What should I bring to the closing table?+
Typically: a government-issued photo ID, a cashier's check or wire confirmation for closing funds, and any documents your lender has requested. Your ESS specialist will send you a complete checklist well in advance.
Can I choose my own title company?+
In most states, yes — the buyer has the right to select the title company. If you're refinancing, your lender may have a preferred list, but ESS is an approved provider for most major lenders and institutions.
